Agro Inversiones Tierra Alegre, S.A. is a Panamanian company with a team of professionals boasting over 20 years of collective experience in the agricultural sector across Venezuela and Panama. Our expertise includes the successful management of more than 5,000 hectares of land. Presently, we own a property with over 100 hectares dedicated to Hass avocado cultivation. Additionally, we have extensive experience in cattle ranching, including dual-purpose buffalo, sheep, and goats, as well as beekeeping, cereal planting, banana cultivation, and other agricultural activities.
In pursuit of our strategic growth objectives and in alignment with our vision within the agricultural sector, we are actively working on a plan to expand our landholdings by an additional 300 to 400 hectares. Currently, we are in negotiations with neighboring landowners for the acquisition of suitable land parcels.

How does The Forestry Investment work?
Tierra Alegre’s ultimate Golden Visa, the Panama Forestry Investment Visa, offers investors the opportunity to secure permanent residency in Panama by investing in an approved reforestation project overseen by the Ministry of Environment of the Republic of Panama. This visa program benefits all parties involved, making it a mutually advantageous endeavor.
What are the requirements for immigration?
To qualify for the residency by investment program in Panama, applicants must be at least 18 years old and have a clean criminal record. They are required to submit personal documentation, including passports, national IDs, birth and marriage certificates, and proof of funds.
How is this forestry investment offering structured?
The offering is structured around a collateralized debt contract, where investors sign a note that allocates either five percent (5%) or two percent (2%) of shares in an entity solely dedicated to owning and operating a forestry investment in Panama.
Profits generated from the forestry investment are first applied to the repayment of the debt contract. Once the debt note is fully repaid, any remaining net profit after deducting expenses and applicable taxes is then distributed to investors at the allocated percentages of 5% and 2%, respectively. This structure ensures that investors receive a return on their investment based on the performance of the forestry investment, with the debt contract serving as a mechanism for repayment. In the rare scenario where the capital has not been fully paid by year 15 at the contract’s end, the investor will then possess shares of the company that holds the assets, including the land.
How long must I keep the investment for immigration?
To qualify for immigration purposes in Panama, investors are required to hold the investment for a minimum of 5 years for the $350k option and 7 years for the $150k option. If an investor chooses to withdraw their investment at the end of the minimum period required, they can do so at a discounted rate of 35%.
How long must I keep the investment with Tierra Alegre? How does this investment make disbursements?
The invested capital is recovered based on the annual profits, which are projected from year 6 onwards. Thus, until year 15 where the debt contract expires, 100% of the capital must be paid. Capital recovery plus returns is expected based on the estimated projected cash flow. Where from year 10 the recovery of 100 % of the capital is projected and from there on there are profits until year 15.
What are the steps to move forward with the residency program?
To start the residency program with Tierra Alegre, begin by contacting your AgroVisas sales agent to request a link to fill out an order commitment form and a Know Your Customer (KYC) form. The KYC form will be used to verify your identity and ensure compliance with regulations. Once your KYC information comes back clean, you will receive a client agreement to sign, typically sent via Adobe Acrobat for electronic signature. After signing the agreement, you will receive wire instructions to complete the investment payment. Once you have sent a confirmation to the sales agent that the wire transfer has been initiated, you will be introduced to an attorney who will guide you through the next steps of the migration process.
After your investment is verified, Tierra Alegre will assign and introduce you to the designated attorney. The attorney will require a Letter of Engagement. Subsequently, once the letter of engagement is received the attorney will prepare and submit your residency application to the Immigration Department. Upon approval, you will need to visit Panama to finalize the process. Tierra Alegre, along with their assigned attorney, will assist you with the necessary appointments and guide you through the final steps to obtain your residency card.
Is the farmland for this project already developed?
There are several project phases. Phase one (1) of avocado trees were planted in 2018. Phase two (2) of the project which consists of several more avocado trees and intercropping of coffee is slated for Q2 2024. (See estimated proforma below).
What is the anticipated duration of the development process compared to the timeline for the first crops to be harvested?
Development of Phase two is expected to take between 12 and 18 months. As stated earlier first harvest is expected after year 6.
Is there a limited number of investors in the project?
Yes, in this phase fundraising is for $4,900,000. Depending on which product is taken, it can range between 14 – 32 participants in the project.
What is the current size of the project?
The current project owns a 123Ha farmland, with plans for expansion over the next 5 years to reach 500 hectares and beyond.
Is it possible to visit the farm?
Yes, farm tours are available quarterly, with advance notice of 4-8 weeks required. We will notify you when the next tour is scheduled.
What if immigration rejects me, can I get a refund?
We do all that we can before wire transfer to make sure there are no red flags. However, if there is an unforeseen issue, there is a non-refundable admin fee of 35%.
